On the suspended timber of Virginia Water's Edwardian detached around Stroude Road, LVT needs a rigid deck — we screw 6mm structural ply at 200mm centres before fitting, or glue down where deflection is marginal. Where a hall keeps firmly-bonded quarry tile we self-level over it to reconcile heights, then set a flush threshold so the new LVT meets the preserved tile cleanly. Interwar Grand Detached.

Virginia Water's interwar stock — including large homes on Trumps Green Road, Crown Road and the private roads bordering Windsor Great Park — ranges from Arts and Crafts-influenced detached to early-modernist designs. Subfloors are mixed: suspended timber in the main reception rooms, solid concrete slabs in utility wings, and early screeds in kitchens installed during post-war refurbishments. Floor height management across these transitions is a key fitting consideration.

The interwar grand detached on Crown Road run timber, concrete and early screed across one house, so LVT follows the building — ply raft then glue-down or click-lock over the timber, prime and level the concrete and screed. Each room is surveyed on the day and the single fixed quote covers every preparation difference.

Post-2000 Luxury New-Build.

The post-2000 planning environment in Virginia Water produced a cohort of substantial new-builds on infill and garden plots throughout the village, particularly off Station Avenue and Stroud Road. These are predominantly insulated screed or UFH-screed throughout, with wet underfloor heating systems specified across all ground-floor living space. Premium stone, wood and LVT finishes are almost universal. Moisture control during fitting is critical as screed can remain elevated for up to 60 days post-pour.

The new-build UFH-screed off Station Avenue is an ideal LVT base, but heated screed changes the method: we glue down rather than click-lock, keep combined thermal resistance at or below 0.15 m²K/W, and confirm the screed has fully dried — up to 60 days post-pour — before bonding. The UFH spec goes in writing on the quote.

1960s–1980s Detached.

A significant tranche of Virginia Water's housing stock dates from the 1960s–1980s — spacious detached homes on The Avenue, Kingsway and Orchard Drive with solid concrete or beam-and-block ground floors. Many were refurbished extensively in the 2000s–2010s, receiving extensions with screed and in some cases retrospective UFH loops. Checking for active UFH before specifying floor coverings is essential — not all systems are clearly labelled.

The 1960s–80s concrete and beam-and-block floors on The Avenue take LVT well once prepared. We check first for any unlabelled retrospective UFH, prime, level any dips, and fit click-lock or glue-down to suit the room — adjusting the method where a heating loop is found. Door trimming is included.
