Virginia Water — set within the Crown Estate and bordering Windsor Great Park — is home to some of the largest and most distinguished private residences in the south-east of England. Properties on the Wentworth Estate and across GU25 often span several thousand square feet across multiple reception rooms, staircases and bedrooms. The established inter-war villas in Virginia Water village were built on suspended timber ground floors with large-span joists over a well-ventilated void. These have mostly remained stable, but original nail-punch points, settlement creaks and board gaps make direct-lay products unsuitable without preparation. We ply-board over with 6mm ply throughout, eliminating movement and giving a perfectly flat base for wide-board engineered oak or LVT.
Many Wentworth Estate properties retain original parquet or block flooring on a screed base — sometimes from the 1930s when the estate was first developed, sometimes from more recent renovations. Where parquet is to be retained it needs grinding and sanding before overlay; where it is to be replaced, old adhesive must be fully removed before new LVT or engineered product can go down. We handle both scenarios with the correct tools and include all preparation in the fixed price.
Newer properties in the Longcross and Stroude areas use concrete decks with wet underfloor heating as standard across the open-plan ground floor. The combination of large room areas and a warm screed surface means product selection is critical: we specify LVT glued direct or engineered hardwood rated above 27°C surface temperature, with no floating click installation that could cause expansion movement in large bays.
The 1960s and 70s properties in Thorpe and surrounding streets typically have solid concrete ground floors with ceramic or vinyl tile adhesive residue from previous floor coverings. Old adhesive creates an uneven and inconsistent bond surface that prevents LVT or laminate from laying flat. We grind and skim the surface with a feather-finish levelling compound, leaving a consistent base to the tolerance specified by the product manufacturer.
