Floors & Fix installs LVT throughout Staines-upon-Thames TW18–TW20. LVT is particularly well-suited to Stanwell and TW19's 1950s–70s concrete-floor estate housing — its waterproof construction handles the elevated ground moisture readings common on this low-lying land better than any wood-based product. Free home visit, fixed price on the day.

§ Local housing stock

Staines-upon-Thames homes — what to expect.

Staines-upon-Thames has a housing stock shaped by its Thames floodplain location — 1950s–70s estate housing in Stanwell and TW19 with moisture-prone concrete ground floors, Victorian and Edwardian terraces in the TW18 town-centre grid, 1930s semis in Ashford and Laleham with mixed subfloors, and a growing number of riverside new-build apartments with underfloor heating.

66% of Staines-upon-Thames housing stock was built before 1980, with many ground-floor rooms on the flat land east of the river carrying elevated moisture readings due to the proximity to the Thames floodplain. ONS Census 2021, housing stock age, Runnymede Borough Council area

LVT is the most appropriate hard flooring choice for Staines-upon-Thames's moisture-prone lower-lying housing. In Stanwell and TW19, the concrete ground floors frequently carry elevated moisture readings from the proximity to the water table — LVT's fully waterproof construction tolerates this better than laminate or engineered wood, though we still test moisture and prime the slab where adhesive bond needs support. Victorian terraces in TW18 need 6mm ply before LVT on the suspended timber ground floors. The 1930s semis in Ashford and Laleham with mixed dry ground floors are also straightforward LVT candidates. Riverside new builds with wet UFH take glue-down LVT within the thermal resistance specification.

§ Housing types we fit in Staines-upon-Thames

LVT Flooring across every property type.

01

Victorian & Edwardian Terrace.

The Victorian and Edwardian terraces in the TW18 town-centre grid — around Clarence Street, Kingston Road and the surrounding residential streets — have suspended timber ground floors in varying condition. These properties are within a conservation area in parts and suit period-sympathetic floor finishes.

LVT click-lock planks bridge across joists without support, causing joints to stress and separate over time on a deflecting suspended timber floor. Before any LVT is laid we install 6mm structural ply, screwed at 200mm centres, to create a rigid, flat deck. On floors where deflection is marginal we use glue-down LVT as an alternative — it distributes load across the adhesive bed rather than relying on the click joint. Ply supply and fixing is included in your fixed price.

02

1950s–70s Estate.

The council-built and ex-council terraces and semis in Stanwell and TW19 were constructed on the flat, low-lying land west of Heathrow with solid concrete ground floors. The proximity to the water table means moisture readings on ground-floor rooms are frequently elevated — assessment before any product is fitted is essential.

LVT's fully waterproof core makes it more tolerant of moisture than timber-based products, but the adhesive bond still requires moisture to be within manufacturer tolerance. On high-moisture concrete we test at the home visit and apply a specialist primer or moisture-suppressant where needed before the adhesive is laid. We advise on this honestly — if moisture is persistently above tolerance we will tell you, not press on regardless.

03

New Build (UFH).

New-build riverside apartments and town-fringe developments in TW18 and TW19 — including schemes near the river and the Clarence Street regeneration area — have liquid-screed floors with wet underfloor heating. UFH-rated product selection and confirmed installation method are required.

On underfloor heating screed we always specify glue-down LVT rather than click-lock — continuous heat cycling can cause click joints to stress in some products, whereas a full glue-down bond remains stable across the temperature range. Total thermal resistance of the LVT and any underlay must be ≤0.15 m²K/W to protect heating efficiency. UFH compatibility is confirmed in writing on every quote.

04

1930s Semi-Detached.

The 1930s semis in Ashford (TW15) and Laleham have mixed ground floors — some suspended timber, some solid concrete — generally with lower moisture readings than the Stanwell and TW19 stock. These properties respond well to engineered wood and LVT on dry ground floors.

Where a property has both concrete and timber subfloors — common in converted flats — installation method and preparation vary room by room. Concrete rooms typically receive glue-down LVT; timber rooms receive ply-raft followed by glue-down or click-lock as appropriate. Each room is assessed individually at the home visit and priced separately within your single fixed-price quote.

§ LVT Flooring questions — Staines-upon-Thames

Common questions about lvt flooring in Staines-upon-Thames.

Why is LVT particularly suitable for Stanwell houses?

Stanwell's 1950s and 70s estate housing sits on low-lying land and many ground-floor rooms carry elevated moisture readings. LVT's fully waterproof construction is more tolerant of this than laminate or engineered wood, making it the safer and more durable choice.

Can LVT be fitted from the TW18 hallway through into the kitchen without a threshold?

Yes — running the same LVT throughout the ground floor is one of the product's key advantages. One continuous waterproof surface from front door to back of the kitchen, without threshold strips breaking the flow.

My Staines riverside new build has underfloor heating — which LVT do you recommend?

Glue-down LVT with a thermal resistance of ≤0.15 m²K/W for wet UFH systems. UFH compatibility is confirmed in writing on the quote.

Does a Victorian TW18 terrace need ply before LVT?

Yes — the suspended timber ground floor needs 6mm structural ply before any LVT to create a rigid, joint-stable base. Click-lock planks will separate on a flexing timber floor without this preparation. It's included in the fixed price.

How long does LVT installation take in a Staines house?

A full ground floor including sub-floor preparation typically takes one day. Glue-down LVT requires an overnight cure before full foot traffic.
