For the town's large Victorian and Edwardian homes, the critical challenge is managing the transition from original suspended timber in the front rooms to screed or concrete in the rear kitchen extension — a junction that occurs in the majority of KT10 properties. On pure suspended timber subfloors, 6mm structural ply is always installed. For extensions with modern screed, moisture is tested and a surface DPM applied if readings exceed 75% RH. Esher's grandest properties line Esher Park Avenue, More Lane, Wolsey Road and the roads immediately south of the A3 overpass. Wide Edwardian semis on Copsem Lane, Park Road and Station Road form a large part of Esher's residential fabric. These three to four bedroom properties share the suspended timber ground floors of their detached contemporaries but are more likely to have received concrete screed overlays in kitchens during the 1970s–1990s. Floor height differentials of 20–40mm between original and extended areas are common and require careful threshold management when fitting new floors.

Where the extension runs underfloor heating we specify glue-down rather than click-lock, keeping combined thermal resistance at or below 0.15 m²K/W so the heating stays efficient, and confirm the spec in writing. On unheated screed, click-lock fits straight over.
