§ Local housing stock

Cobham homes — what to expect.

Cobham is one of Surrey's most affluent villages, known for its large detached properties on generous plots along roads including Fairmile Lane, Between Streets and the private Fairmile Estate. Housing stock spans Victorian and Edwardian detached homes in the old village, substantial interwar and 1950s–1970s detached on the woodland periphery, and a cohort of high-specification modern detached built since 2000. Suspended timber and solid concrete ground floors are both common depending on era; premium kitchen extensions with UFH screed are now widespread across all property types.

£1.1m median residential property price in KT11, with Fairmile Lane and the Cobham Park Road area averaging significantly higher Land Registry UK HPI, Elmbridge Borough Council housing statistics 2023

LVT is the default specification for kitchen and open-plan areas across virtually all of Cobham's housing stock, from the Victorian village terrace to the premium new-build. For Victorian and Edwardian properties in the old village and Church Street area with suspended timber, we install 6mm structural ply to provide the rigid base LVT demands. For the large rear kitchen extensions with UFH-screed — now present in the majority of Cobham's larger homes — we select products rated for heated substrates and carry out moisture testing and surface temperature checks on every survey visit. Screed must achieve below 75% RH before any adhesive-down LVT is fitted; we advise on timing and do not proceed until readings are safe. We stock Amtico Signature, Karndean Da Vinci and Polyflor Expona in Cobham.

§ Housing types we fit in Cobham

LVT Flooring across every property type.

01

Victorian and Edwardian Village Detached.

The old Cobham village centre and the roads immediately surrounding the High Street — Church Street, Downside Road and the Between Streets area — contain a concentration of substantial Victorian and Edwardian detached homes. Suspended timber ground floors with original or replaced pine boards are universal. Some properties have wide entrance halls with original Victorian encaustic or geometric tile that owners wish to preserve alongside new flooring in adjacent rooms.

LVT click-lock planks bridge across joists without support, causing joints to stress and separate over time on a deflecting suspended timber floor. Before any LVT is laid we install 6mm structural ply, screwed at 200mm centres, to create a rigid, flat deck. On floors where deflection is marginal we use glue-down LVT as an alternative — it distributes load across the adhesive bed rather than relying on the click joint. Ply supply and fixing is included in your fixed price.

02

Interwar Large Detached.

The Fairmile Lane, Fairmile Estate and Cobham Park Road areas contain a significant number of large interwar detached homes — five to seven bedrooms, typically set in quarter- to half-acre plots. Subfloors in this era are mixed: suspended timber in the main reception rooms of 1920s–early-1930s builds, solid concrete in those from the mid-1930s onwards. The scale of these properties means floor height management across multiple subfloor types is a common specification challenge.

Where a property has both concrete and timber subfloors — common in converted flats — installation method and preparation vary room by room. Concrete rooms typically receive glue-down LVT; timber rooms receive ply-raft followed by glue-down or click-lock as appropriate. Each room is assessed individually at the home visit and priced separately within your single fixed-price quote.

03

1950s–1970s Detached.

Post-war detached properties are spread through Cobham on roads including Anyards Road, Between Streets and the fringes of the Plough estate. Solid concrete slab construction is standard. Many of this era have been extended and refurbished multiple times, resulting in a patchwork of screed overlays of varying thickness in extended kitchen areas. Level variations of 15–30mm are common at the junctions between original concrete slab and later extensions.

Solid concrete in good condition is an ideal substrate for LVT. We prime the surface, level any high spots or dips with floor-levelling compound, and then install by click-lock or glue-down depending on the product and room use. The finished floor will be flat, stable, and fully fitted including all door trimming.

04

Post-2000 Premium New-Build and Extension.

Cobham's high land values have driven a significant number of premium new-build and whole-house redevelopment projects since 2000, particularly on the Fairmile Estate and in the Downside area. These properties — and the large rear kitchen extensions added to older homes throughout the village — feature UFH-screed ground floors as standard. Wet underfloor heating systems are specified universally, and floor covering specification must account for both the product's UFH rating and the screed's curing status.

On underfloor heating screed we always specify glue-down LVT rather than click-lock — continuous heat cycling can cause click joints to stress in some products, whereas a full glue-down bond remains stable across the temperature range. Total thermal resistance of the LVT and any underlay must be ≤0.15 m²K/W to protect heating efficiency. UFH compatibility is confirmed in writing on every quote.

§ LVT Flooring questions — Cobham

Common questions about lvt flooring in Cobham.

Do you install LVT flooring in Cobham and the Fairmile area?

Yes — we cover all of KT11 including Cobham village, Fairmile, Downside, Stoke D'Abernon and Oxshott. Free home visit, fixed price on the day, all subfloor prep and fitting included.

Can LVT be fitted over the UFH screed in my Cobham kitchen extension?

Yes — we specify products rated for UFH use and test screed moisture and surface temperature before fitting. The screed must be below 75% RH and surface temperature must not exceed 27°C during use. We check all of this on our survey visit.

How do you handle the floor junction between the original Cobham Victorian house floor and the new kitchen extension?

We install ply over the suspended timber side and use levelling compound on the screed side, creating an even surface for one continuous LVT floor. A flush threshold strip is used where the two subfloors meet. We plan and price this on the survey visit.

How long does LVT installation take in a Cobham kitchen and boot room?

A kitchen, utility and boot room in a typical Cobham property takes one day for fitting. Ply overlay or levelling work is scheduled on the same visit where possible, or as a short preparatory visit the day before.

Which LVT brands do you recommend for a premium Cobham home?

For Cobham's high-specification interiors we most often specify Amtico Signature or Karndean Da Vinci — both offer premium stone and wood visuals in wide formats suited to large kitchen and open-plan areas. We bring samples to your home visit.
