On floors where deflection is marginal we use glue-down LVT as an alternative — it distributes load across the adhesive bed rather than relying on the click joint. The Fairmile Lane, Fairmile Estate and Cobham Park Road areas contain a significant number of large interwar detached homes — five to seven bedrooms, typically set in quarter- to half-acre plots. Subfloors in this era are mixed: suspended timber in the main reception rooms of 1920s–early-1930s builds, solid concrete in those from the mid-1930s onwards. The scale of these properties means floor height management across multiple subfloor types is a common specification challenge.
Where a property has both concrete and timber subfloors — common in converted flats — installation method and preparation vary room by room. Concrete rooms typically receive glue-down LVT; timber rooms receive ply-raft followed by glue-down or click-lock as appropriate. Each room is assessed individually at the home visit and priced separately within your single fixed-price quote.
Post-war detached properties are spread through Cobham on roads including Anyards Road, Between Streets and the fringes of the Plough estate. Solid concrete slab construction is standard. Many of this era have been extended and refurbished multiple times, resulting in a patchwork of screed overlays of varying thickness in extended kitchen areas. Level variations of 15–30mm are common at the junctions between original concrete slab and later extensions.
Solid concrete in good condition is an ideal substrate for LVT. We prime the surface, level any high spots or dips with floor-levelling compound, and then install by click-lock or glue-down depending on the product and room use. Wet underfloor heating systems are specified universally, and floor covering specification must account for both the product's UFH rating and the screed's curing status.
On underfloor heating screed we always specify glue-down LVT rather than click-lock — continuous heat cycling can cause click joints to stress in some products, whereas a full glue-down bond remains stable across the temperature range. Total thermal resistance of the LVT and any underlay must be ≤0.15 m²K/W to protect heating efficiency. UFH compatibility is confirmed in writing on every quote.
