Laminate is less commonly specified in Esher's principal rooms — homeowners here typically opt for LVT or engineered wood in the main living spaces — but it is a practical choice for bedrooms, studies and utility rooms. On the solid concrete ground floors of Esher's 1930s detached properties, laminate installs efficiently with a foam underlay. For upper floors of Victorian and Edwardian properties where suspended timber is the rule, laminate is well-suited, reducing the hollow sound with a foam-rubber underlay. We do not recommend laminate over modern kitchen extension screed where UFH is present, nor for the suspended timber ground floors of older homes where moisture readings are elevated — in those scenarios LVT or engineered wood provide better long-term performance.

These extensions are often twice the size of the original kitchen and the floor transition from original suspended timber to new screed at the old back wall is a critical fitting junction requiring careful planning.
On Esher's modern extension screed, laminate only goes down where there is no underfloor heating — over UFH we recommend LVT or engineered wood, which stay stable under heat cycling. On an unheated, moisture-neutral screed, acoustic foam underlay floats the boards cleanly with expansion gaps at every wall, and no DPM layer is needed.

For upper-floor bedrooms over suspended timber, laminate with a quality foam-rubber underlay is an excellent choice — durable, easy to maintain and warm underfoot. We check for any board movement on the survey and address it before fitting.
