These properties are straightforward for hard flooring but require UFH-compatible products and a floating rather than glued installation to allow thermal expansion and heating system access.
Laminate can be used over underfloor heating, but only with products and underlays specifically rated for it. We supply UFH-rated laminate boards and specify underlay with a thermal resistance of ≤0.10 m²K/W — lower than the limit for carpet or LVT, as laminate transfers heat less efficiently. Every product we install over UFH is confirmed in writing as manufacturer-approved for the application.
It depends on the moisture readings. Victorian terrace ground floors in SW15 sometimes have elevated humidity under the boards. We take readings on every visit — if the subfloor is within spec, laminate is fine. If moisture is a concern, we'll recommend LVT instead.
For upper-floor Putney flats we use an acoustic underlay rated to at least 19 dB impact sound reduction, which satisfies the majority of standard lease acoustic clauses. We carry the relevant technical data sheet if your managing agent needs to approve the product.

Laminate in a hallway depends on traffic levels and the subfloor condition. For a busy family hallway in a SW15 Victorian terrace, we often recommend AC5-rated 12 mm laminate or, if there's any moisture risk, LVT — which is completely waterproof and better suited to the entrance wear zone.
