Floors & Fix supplies and fits laminate throughout Richmond's TW9 and TW10 postcodes. Laminate is popular for bedrooms and upper floors in Richmond's period housing stock, and works well on dry ground floors in East Sheen and North Sheen's 1930s semis. For Victorian and Edwardian timber ground floors, we ply-raft first.

§ Local housing stock

Richmond homes — what to expect.

Richmond has one of the most premium housing stocks in south-west London — Victorian and Edwardian semis and terraces in TW9 and Kew, large Edwardian detached homes on Richmond Hill and Petersham Road, 1930s suburban semis in East Sheen and North Sheen, and modern riverside apartment developments with underfloor heating. Low moisture risk and high budgets make Richmond a strong market for engineered wood and premium LVT.

58% of Richmond's housing stock predates 1960, with a significant concentration of Victorian and Edwardian suspended-timber ground floors in TW9 and TW10 that represent ideal conditions for premium floor installation. ONS Census 2021, housing stock age, London Borough of Richmond upon Thames

Laminate is a practical choice for Richmond's upper floors and dry ground-floor rooms. Victorian terraces in TW9 and Kew need ply preparation on the suspended timber ground floor before floating laminate. The 1930s semis in East Sheen and North Sheen have mixed ground floors that are generally dry — good candidates for floating laminate on a 3-in-1 underlay. For Richmond's premium market, engineered wood is often the preferred choice on ground floors where the aesthetic matters, but laminate delivers excellent practical performance in bedrooms, hallways and upper-floor rooms. Richmond Riverside new builds with UFH need UFH-rated laminate and compatible underlay.

§ Housing types we fit in Richmond

Laminate Flooring across every property type.

01

Victorian & Edwardian Terrace.

Victorian and Edwardian terraces and semis in TW9 and around Kew Green have suspended timber ground floors in generally excellent condition — low moisture risk and good-quality original construction. These are ideal settings for premium engineered oak and high-quality LVT that suits the character of the area.

Laminate click joints are not designed to flex, and a deflecting suspended timber subfloor will stress them until they separate. We install structural ply before any laminate to eliminate movement across joist spans. An acoustic foam underlay is laid on top of the ply, reducing impact noise between floors — important in terrace and semi-detached properties. Ply preparation is included in the fixed price.

02

Large Edwardian Detached.

Large Edwardian detached and semi-detached homes on Richmond Hill, Petersham Road and the premium TW10 streets have suspended timber ground floors with generous room proportions. The scale of these spaces demands wider-board floor products — 180–220mm engineered oak or large-format LVT — to look proportionate.

03

New Build (UFH).

Modern riverside apartments along Richmond Riverside and newer TW9 developments have liquid-screed floors with wet underfloor heating. These require UFH-rated product selection and glue-down or approved click-lock installation confirmed against the system specification.

Laminate can be used over underfloor heating, but only with products and underlays specifically rated for it. We supply UFH-rated laminate boards and specify underlay with a thermal resistance of ≤0.10 m²K/W — lower than the limit for carpet or LVT, as laminate transfers heat less efficiently. Every product we install over UFH is confirmed in writing as manufacturer-approved for the application.

04

1930s Suburban.

1930s semis and detached homes in East Sheen (SW14) and North Sheen (TW9) have mixed ground floors — some suspended timber, some solid concrete — with generally low moisture readings. The market in this area leans towards premium finishes for renovation and resale.

In mixed-subfloor properties we assess each floor level separately. Laminate works well on dry upper and ground-level concrete floors with correct preparation; on any ground floor showing elevated moisture we recommend switching to LVT for that level rather than risk swelling and joint failure. The recommendation is always made at the home visit, before any product is ordered.

§ Laminate Flooring questions — Richmond

Common questions about laminate flooring in Richmond.

Is laminate suitable for the upper floors of a Richmond period property?

Yes — the suspended timber upper floors in Richmond's Victorian and Edwardian properties are good laminate candidates. Preparation is minimal and the result is a practical, clean finish for bedrooms and landings.

What laminate grade do you recommend for an East Sheen family home?

AC4 for living areas and hallways — heavy residential traffic rated. AC3 is sufficient for bedrooms. We bring a range of styles and finishes to the home visit.

Can laminate be fitted throughout a Kew Victorian terrace?

On upper floors, yes — straightforward. On the ground floor, we ply-raft the suspended timber base first, then install floating laminate on an acoustic underlay. The result is a clean, practical finish throughout.

My Richmond Riverside apartment has underfloor heating — can I have laminate?

Yes, with UFH-rated products and compatible underlay (≤0.10 m²K/W). UFH suitability is confirmed in writing on the quote.

How quickly can laminate be fitted in Richmond after the home visit?

For in-stock products, typically 3–5 days from home visit to fitting day.
