On ground floors in post-war estate housing, we test moisture first; elevated readings mean LVT is the safer choice as laminate swells and separates in damp conditions. New-build apartments and townhouses along the tram corridor with dry screeded ground floors are excellent laminate candidates. South Croydon and Purley are characterised by well-maintained Victorian bay-fronted terraces on streets including Sanderstead Road, Brighton Road and Croham Road. Ground floors are suspended timber on joists — ply-rafting is required before any hard floor finish. Upper floors in these three-storey terraces are also suspended timber chipboard.
Laminate click joints are not designed to flex, and a deflecting suspended timber subfloor will stress them until they separate. We install structural ply before any laminate to eliminate movement across joist spans. An acoustic foam underlay is laid on top of the ply, reducing impact noise between floors — important in terrace and semi-detached properties. Ply preparation is included in the fixed price.
Edwardian semis in Norbury and Thornton Heath — along roads like Leamington Avenue, Pollards Hill and Cavendish Road — have suspended timber ground floors and chipboard upper floors in the typical London Edwardian semi configuration. Many have been converted to flats; in conversion flats the upper-floor chipboard is the common subfloor we encounter.

DPC membranes from the 1950s–70s construction era can degrade; elevated moisture readings are common and must be addressed before fitting any moisture-sensitive product.
Laminate is moisture-sensitive — sustained damp beneath the boards causes the HDF core to swell, joints to rise, and the floor to become uneven and noisy. On ground-floor concrete with a history of moisture problems we test at the home visit and advise honestly. In many cases we recommend LVT instead: it delivers a similar wood-look finish but with a fully waterproof core that tolerates damp ground floors. We will never fit laminate on a subfloor where the risk of moisture damage is high.
New-build apartment blocks and townhouses along the tram network from East Croydon through Centrale and out towards Wimbledon have liquid-screed ground floors with wet underfloor heating as standard. LVT and engineered wood specified for these properties must be confirmed compatible with the UFH system in writing before installation.
Laminate can be used over underfloor heating, but only with products and underlays specifically rated for it. We supply UFH-rated laminate boards and specify underlay with a thermal resistance of ≤0.10 m²K/W — lower than the limit for carpet or LVT, as laminate transfers heat less efficiently. Every product we install over UFH is confirmed in writing as manufacturer-approved for the application.
