Floors & Fix installs LVT across Croydon and all CR postcodes. LVT's waterproof construction suits the post-war concrete ground floors common in Broad Green and New Addington, and glue-down LVT is compatible with underfloor heating in new-build apartments and townhouses along the East Croydon and tram corridor.
Croydon is one of South London's largest and most varied boroughs. Victorian terraces dominate South Croydon and Purley; Edwardian semis fill Norbury and parts of Thornton Heath. Post-war local-authority estates in Broad Green and New Addington have solid-concrete ground floors with variable moisture. A significant wave of new-build apartment development along the tram network and around East Croydon station introduces screed and wet underfloor heating to the mix.
68% of Croydon's housing stock predates 1980, with a large proportion of post-war social housing carrying solid-concrete ground floors where elevated moisture is a routine finding at the home visit. — ONS Census 2021, dwelling age data, London Borough of Croydon
LVT is an excellent choice for Croydon's older housing stock where moisture is a common factor. On post-war concrete floors in Broad Green, Selsdon and New Addington, LVT's waterproof core tolerates light moisture readings better than laminate or engineered wood — though adhesive bond still requires moisture within tolerance, and we test at every visit. On Victorian and Edwardian suspended timber floors in South Croydon and Norbury, structural ply goes down first. New-build tram-corridor properties with wet UFH take glue-down LVT at ≤0.15 m²K/W, confirmed in writing on every quote.
South Croydon and Purley are characterised by well-maintained Victorian bay-fronted terraces on streets including Sanderstead Road, Brighton Road and Croham Road. Ground floors are suspended timber on joists — ply-rafting is required before any hard floor finish. Upper floors in these three-storey terraces are also suspended timber chipboard.
LVT on a South Croydon or Purley terrace starts with the deck: 6mm structural ply screwed across the suspended timber at close centres, because a click joint over flexing boards opens within seasons. Over the rigid raft, kitchens and hallways usually take glue-down for the traffic, finishing as one waterproof surface front door to back.
Edwardian semis in Norbury and Thornton Heath — along roads like Leamington Avenue, Pollards Hill and Cavendish Road — have suspended timber ground floors and chipboard upper floors in the typical London Edwardian semi configuration. Many have been converted to flats; in conversion flats the upper-floor chipboard is the common subfloor we encounter.
The Edwardian semis of Norbury convert that dry timber into one of the easier LVT jobs in CR0 — ply, then planks, with conversion flats adding a 19dB acoustic underlay to satisfy the lease and the data sheet supplied for the managing agent. Fixed price from the free home visit, preparation included.
Post-war local-authority and private estates in Broad Green, Selsdon and New Addington — including large Whitgift Estate properties — have solid-concrete ground floors of variable moisture content. DPC membranes from the 1950s–70s construction era can degrade; elevated moisture readings are common and must be addressed before fitting any moisture-sensitive product.
Croydon's post-war slabs are where LVT outruns every other hard floor: the waterproof core tolerates what degraded estate-era membranes throw at it. The adhesive line still has limits, so we test each slab, prime or moisture-suppress where the readings demand, and tell you plainly if a floor needs sealing before anything bonds.
New-build apartment blocks and townhouses along the tram network from East Croydon through Centrale and out towards Wimbledon have liquid-screed ground floors with wet underfloor heating as standard. LVT and engineered wood specified for these properties must be confirmed compatible with the UFH system in writing before installation.
Only glue-down LVT goes over the wet UFH in the East Croydon and tram-corridor new-builds — click systems aren't rated for continuous heat cycling. Thermal resistance is held within 0.15 m²K/W and the UFH-compatible specification confirmed in writing, as these buildings require.
Floors & Fix Fitting Team did an excellent job from start to finish. The team was professional, punctual, and paid great attention to detail throughout the installation. The flooring was fitted to a very high standard, and the finished result has completely transformed the space. They kept everything tidy, communicated clearly, and made sure every aspect of the job was completed perfectly. Yes — waterproof and durable. On a suspended timber ground floor we ply-raft first, then install glue-down LVT for a stable, moisture-resistant finish.
LVT tolerates light moisture better than wood or laminate, but adhesive bond has a moisture limit. We test at the visit and include a DPM where readings are elevated.
Yes — glue-down LVT kept within 0.15 m²K/W total thermal resistance, confirmed in writing on your Croydon quote.
Yes — on upper-floor chipboard or existing floorboards, LVT installs well. Click-lock or glue-down depending on the chipboard condition.
A typical ground-floor kitchen and living area takes one day. 24 hours before full furniture loading for glue-down LVT.
