Addiscombe — Addiscombe Road, Clyde Road, Havelock Road, Cherry Orchard Road CR0 — was built almost entirely in the 1880s–1900s as Croydon expanded following the arrival of the railway. The Victorian terraces here were built in concentrated campaigns by local speculative builders, which means the subfloor construction is unusually consistent: deal boards 100–125mm wide, joists at 400mm centres. The homogeneity of the build quality means that when we survey one property in Addiscombe, we have a good understanding of what to expect in properties on either side. Board condition in owner-occupied properties that have retained original carpet is generally very good — protected from direct wear for decades. Sanderstead and Selsdon — Sanderstead Hill, Selsdon Road, Farley Road, Addington Road CR2 — were developed in the 1932–1939 period following the extension of the Southern Railway network into the Surrey hills. The housing here is predominantly semi-detached and detached, built to a slightly higher standard than inner suburban terraces: wider plots, garages, deal board suspended timber in good original condition. Some larger detached homes in Sanderstead have original parquet in reception rooms. Board condition across the Sanderstead and Selsdon estates is generally above average for 1930s Surrey stock — the properties attract careful owner-occupiers who have maintained the houses and left original floors undisturbed. Kitchen extensions add the standard concrete zone; we survey and price both zones as part of the fixed home visit quote.
South Croydon — Brighton Road, Pampisford Road, Sanderstead Road CR2 — has a mix of Edwardian semis (1900–1914) and Victorian terrace infill. The Edwardian semis are the dominant type and represent a step up in quality from the Victorian terraces of Addiscombe: wider hallways, higher ceilings, suspended timber in 125–150mm boards with better joist quality. Some properties on the Brighton Road corridor have had commercial use at ground floor level — medical practices, insurance offices — and may have concrete at ground level from this period. Properties on purely residential streets are straightforward Victorian and Edwardian suspended timber in good condition where maintained. Purley, just beyond South Croydon, has larger 1920s–30s detached properties of similar quality to Sanderstead.
Norbury — London Road Norbury, Norbury Avenue, Parchmore Road CR7 — and the adjacent Thornton Heath area represent classic south London Victorian terracing: rows of two-storey properties built in the 1875–1895 period along the main routes. The suspended timber here is the period standard for south London: deal boards 100–125mm wide, joists at 400mm centres, ground floor 300–400mm above ground level. Board condition is highly variable across the area — some streets have been well-maintained and the original boards are in excellent condition; other streets have had many changes of use and ownership, with patched boards, concrete in some ground-floor zones and uneven surfaces from multiple refurbishment phases.
