Original stone flags survive in many entrance halls; suspended timber in reception rooms and upper floors tends to be in good structural condition given the quality of the original build. We begin every visit with a full moisture assessment at ground level: where stone flags are present, we apply a surface DPM before self-levelling and gluing down LVT in a stone-format finish. For timber-subfloor rooms, we inspect joist condition, re-fix any loose boards and ply the surface before specifying. Wide-board engineered oak in a brushed or smoked finish is particularly well-suited to the generous proportions of these Village properties.
The 1930s detached and semi-detached houses of West Wimbledon and Cottenham Park — on Cottenham Park Road, Approach Road and Grand Drive — were frequently built with original block parquet in the front sitting room, laid in herringbone or basket-weave patterns by the original builders. Where that parquet has been protected under carpet for decades, the blocks are often still firmly bonded and structurally sound. Where the parquet is in good condition, we can ply over the top and fit engineered oak or LVT without disturbing the original. Where blocks are lifting, hollow or contaminated with old adhesive, we lift and dispose, prepare the screed below and start fresh. We carry a moisture meter and assess every ground-floor area at the free visit; ground floors in 1930s construction typically have solid concrete screeds rather than suspended timber, so moisture management rather than structural movement is the primary concern.
The Edwardian semis built between 1900 and 1914 on The Ridgeway, Pepys Road and the surrounding streets of the Ridgeway estate were constructed to a good standard for the lower-middle-class owner-occupier market of the period. Reception rooms of 4–4.5 metres span mean that any movement or flex in the suspended timber subfloor will telegraph into hard flooring products above. We inspect every joist bay, identify and re-fix loose boards with screws rather than nails, fill draughty gaps and install a full ply overlay before fitting. These properties respond well to either LVT in a wide-plank wood format — which handles the slight seasonal movement of a suspended floor better than solid engineered products — or a quality twist carpet with a high-density felt underlay that adds warmth and sound absorption to rooms of this era.
The Victorian terraces of South Wimbledon and Colliers Wood — built predominantly between 1875 and 1900 on and around Merton Road, Haydons Road and Gap Road — represent the working-class and artisan end of Wimbledon's housing stock. Deal boards of 100–125mm width are standard; joist spacing is typically 400mm but can vary. The condition of these subfloors is more variable than in Wimbledon Village or Cottenham Park: some retain sound original boards, others have been compromised by decades of patch repairs, hardboard overlays and poor previous floor coverings. We inspect each room individually, remove any existing hardboard overlays before assessing the boards beneath, and re-nail or screw before plying. Where modern kitchen extensions at the rear have wet underfloor heating in a new screed, we specify glue-down LVT with a confirmed manufacturer UFH compatibility rating — and record system type and maximum operating temperature in the project file before installation begins.

On Edwardian suspended timber we re-nail or screw any loose boards, fill gaps where necessary to reduce draughts and movement, and install a ply overlay before fitting. This creates a flat, stable surface suitable for LVT, engineered wood or a dense-pile carpet with quality underlay. We include all of this in the fixed price.
We recommend LVT glued direct to the screed or engineered oak with a documented manufacturer UFH approval certificate. We confirm the system type and maximum operating surface temperature before specifying anything, and record compatibility in writing as part of the project file. Floating click-lock systems are not suitable above wet UFH.
