1960s–80s Private Estate.

Private detached and semi-detached homes on the 1960s–80s estates on the outer edges of the Bromley borough — in areas like Hayes and Keston — have solid-concrete or screeded ground floors. These are generally dry, flat and suitable for most flooring products with minimal preparation.

Flat, dry screed is an ideal base for laminate flooring. No DPM is required on a moisture-neutral screed — we install a standard acoustic foam underlay and float the laminate with correct expansion gaps at all perimeter walls. The result is a stable, quiet floor with a clean finish at every threshold and doorway.

Modern Development.

New residential development around Bromley town centre and on former commercial sites has introduced screed and wet underfloor heating. Flooring specified for these systems is confirmed compatible in writing before installation.

Laminate can be used over underfloor heating, but only with products and underlays specifically rated for it. We supply UFH-rated laminate boards and specify underlay with a thermal resistance of ≤0.10 m²K/W — lower than the limit for carpet or LVT, as laminate transfers heat less efficiently.
