Victorian terraces in the Broadway, King Street and Glebe areas were built from the 1880s to around 1905 with standard softwood deal boards — typically 100–125mm wide. Properties with a long history of multiple tenancies often present with loose boards, missing sections, previous tiling adhesive on the surface or overboarding that has been poorly executed. At the free visit we walk every room and probe for rot, springiness and previous interference. In most cases we can re-nail loose boards, cut out and replace any badly damaged sections, grind off adhesive residue if present and install a ply overlay to create a flat, stable surface ready for LVT, laminate or engineered wood. If the boards are beyond salvage in any area, we lift and dispose of that section and level with self-levelling compound. All of this is assessed and priced on the day — nothing is left to chance.
The 1930s semis in Dormers Wells, Lady Margaret Road and South Road generally have suspended timber in good to reasonable condition — they were built to a decent standard and the subfloor ventilation tends to be adequate in properties that haven't had the airbricks blocked. LVT is an excellent choice for this housing type. On ground-floor suspended timber we install a ply overlay — typically 9mm or 12mm structural ply — before gluing or click-locking the LVT on top. The ply overlay eliminates any board-to-board movement, prevents telegraphing of gaps and creates a surface stiff enough for the LVT adhesive bond to perform correctly. If any boards need re-nailing or gap-filling before plying, we include that in the price. The result is a floor that looks and performs exactly as intended, with no movement underfoot.
