Full Hounslow guide →Engineered oak over the good-quality suspended timber (125–150mm boards) of the Edwardian villas near Osterley Park on Thornbury Road, where open land keeps subfloor-void moisture low.
Full Hounslow guide →The 1930s semi-detached houses across Lampton Road, Spring Grove Road and the Hounslow East area were built following the extension of the Piccadilly Line to Hounslow East in 1933, opening the area to daily commuters. These properties follow the standard Metroland template: deal boards 100–125mm wide on suspended timber ground floors, joists at 400mm centres. In many properties, the original linoleum is still present under successive carpet layers and in good condition. When we lift the carpet and linoleum, deal boards in remarkably good condition are frequently revealed. Board condition in Lampton and Hounslow East semis is generally above average for comparable 1930s stock because the Piccadilly Line corridor properties were typically owner-occupied from new. Kitchen extensions added in the 1970s–80s create the ubiquitous mixed subfloor situation: concrete in the extension, suspended timber in the original house.
Heston and Cranford contain a significant proportion of post-war housing built by Middlesex County Council and subsequently Hounslow Borough Council in the 1950s and 1960s. These properties are built on solid concrete ground floors with no suspended timber. Some were built specifically to house workers from the expanding Heathrow Airport and the industrial estates along the Great West Road. The concrete subfloors in these properties are straightforward to work with: level, stable and suitable for LVT, laminate or engineered wood with standard preparation. LVT is the most popular choice in Heston and Cranford — the waterproof, resilient surface suits the practical demands of family homes in this part of Hounslow. Some properties have been extended with rear conservatories on new concrete slabs creating a simple level junction throughout.
The Edwardian villas around Thornbury Road, Heston Road and the Osterley Park area were built in the early 1900s for professional families — a notably higher grade of property than the adjacent 1930s semi stock. These properties have suspended timber of good original quality: boards 125–150mm wide, joists at 375mm centres, ground floors 350–400mm above ground level. The proximity to Osterley Park and the relatively open land around it means natural ventilation under these properties is excellent — moisture readings in subfloor voids are generally lower than in the more densely built Hounslow town centre streets. We re-nail, ply and fit — the Osterley area stock makes for more straightforward preparation than many comparable west London locations.
The Victorian terraces along Hounslow High Street and the surrounding streets were built in the 1875–1900 period. Suspended timber is the standard subfloor, but the area experienced significant bomb damage during WWII — some properties were damaged and rebuilt in the 1940s and 1950s with solid concrete ground floors, creating streets where adjacent properties have completely different subfloor types. We cannot determine subfloor type from the exterior in this area; a survey at the home visit is essential before any price can be given. Post-war rebuilds are on solid concrete; surviving Victorian originals have suspended timber. Both types are serviced without call-out charge across the full TW3–TW4 postcode.

Yes — we cover the full TW3–TW4 postcode area including Osterley, Heston, Cranford, Lampton and all surrounding areas. No call-out charge and free home visits including evenings and weekends.
Hounslow's 1930s semis typically have original suspended timber with deal boards that are well worth retaining and working with. We assess condition, re-nail any movement, add ply and fit over the top. This is more cost-effective than concrete and preserves the original floor structure.
Solid concrete subfloors are common in Hounslow's post-war housing and work well with LVT, laminate and engineered wood. We assess the concrete level and condition, apply levelling compound where needed, and fit your chosen product. LVT is particularly popular in these properties for its resilience and ease of maintenance.
We can usually arrange a visit within 2–5 working days across TW3–TW4. Evening and weekend appointments available at no extra charge. No call-out charge anywhere in Hounslow.

LVT glued down is the practical choice for this combination. It works over a prepared, ply-boarded suspended timber floor and directly over the concrete extension slab — one consistent product specification front to back. We prepare both zones, manage the height difference at the threshold and give you a fixed price covering everything at the home visit.
We come to you with samples, measure up and give you a fixed price. No obligation, no deposit.
