In many properties, the original linoleum — and in some cases the original 1930s lino in good condition — is still present under successive carpet layers. When we lift the carpet and linoleum, deal boards in remarkably good condition are frequently revealed. Board condition in the Lampton and Hounslow East semis is generally above average for comparable 1930s stock because the Piccadilly Line corridor properties were typically owner-occupied from new. Kitchen extensions added in the 1970s–80s create the ubiquitous mixed subfloor situation: concrete in the extension, suspended timber in the original house.

Heston & Cranford · Post-war housing

Solid concrete throughout in 1950s–60s LCC and council-built stock

Heston and Cranford contain a significant proportion of post-war housing built by Middlesex County Council and subsequently Hounslow Borough Council in the 1950s and 1960s. These properties — both houses and maisonettes — are built on solid concrete ground floors with no suspended timber. Some were built specifically to house workers from the expanding Heathrow Airport and the industrial estates along the Great West Road. The concrete subfloors in these properties are straightforward to work with: level, stable and suitable for LVT, laminate or engineered wood with standard preparation. LVT is the most popular choice in these properties — the waterproof, resilient surface suits the practical demands of family homes in this part of Hounslow. Some properties have been extended with rear conservatories on new concrete slabs creating a simple level junction.

Osterley & Spring Grove · Edwardian villas and Victorian terraces

High-quality suspended timber in well-maintained Edwardian stock

The Edwardian villas around Thornbury Road, Heston Road and the Osterley Park area were built in the early 1900s for professional families — a notably higher grade of property than the adjacent 1930s semi stock. These properties have suspended timber of good original quality: boards 125–150mm wide, joists at 375mm centres, ground floors 350–400mm above ground level. The proximity to Osterley Park and the relatively undeveloped land around it means the natural ventilation under these properties is excellent — moisture readings in subfloor voids are generally lower than in the more densely built Hounslow town centre streets. We re-nail, ply and fit — the Osterley area stock makes for more straightforward preparation than many comparable west London locations.

Brentford fringe & High Street · Victorian terraces

Victorian suspended timber with some WWII bomb damage rebuild history

The Victorian terraces along the High Street Hounslow area and the Brentford fringe streets were built in the 1875–1900 period. Suspended timber is the standard subfloor, but the area experienced significant bomb damage during WWII — some properties were damaged and rebuilt in the 1940s and 1950s with solid concrete ground floors, creating streets where adjacent properties have completely different subfloor types.
