Suspended timber throughout in good to excellent condition; reception rooms of 4.5–5m width suit wide-plank engineered wood well. A number of properties in Ashley Park have had wet underfloor heating installed since the early 2000s — we confirm product compatibility and operating temperature at the home visit and document the specification in writing. LVT glued direct is the UFH-safe choice; engineered oak with a confirmed manufacturer's rating is the premium option.
The streets around Walton town centre — High Street, Church Street, Manor Road KT12 — mix Victorian terraces from the 1870s–1890s with post-war rebuilds and 1960s–70s infill. Victorian survivors have standard deal boards on joists; rear extensions have concrete. Post-war properties are on solid concrete throughout. The range of conditions in the town centre area is wider than in Hersham or Ashley Park — we survey carefully and price each zone accurately. Thresholds between suspended timber and concrete extension zones are managed as part of the fixed price.
The Oatlands Park area — Oatlands Drive, Oatlands Avenue, St Mary's Road KT13 — has some of the most substantial Victorian and Edwardian detached properties in the KT12 area. Large reception rooms of 5–6m width in well-maintained original condition; pitch pine boards in the finest properties; excellent joist structure beneath. The riverside development at Walton Reach has introduced modern apartment buildings with concrete screed and wet UFH — a different specification entirely.
