Full Tooting guide →The Victorian terraces of Tooting Bec — Tooting Bec Road, Balham Park Road, Weir Road, Cavendish Road SW17 — were built in the 1875–1895 period by speculative builders for working and lower-middle-class families. The suspended timber is the standard south London specification: deal boards 125–150mm wide on joists at 400mm centres. Board condition is the most variable we encounter in SW17. Some properties have excellent original boards well-preserved under decades of carpet; others have been extensively modified, with piecemeal repairs, concrete poured in some ground-floor zones, and boards damaged by water leaks or insect attack. We survey thoroughly at the home visit — in Tooting Bec, the range of what we might find under the carpet is wider than almost anywhere else in our service area. We never price without a survey.
Upper Tooting — Upper Tooting Road, Graveney Road, Tooting Graveney SW17 — has a run of Edwardian semis (1900–1914) and larger Victorian detached properties built for middle-class Edwardian families. These properties are a step up in quality from the Tooting Bec terraces: wider hallways, higher ceilings, boards of 125–150mm width in better condition. Some properties on Upper Tooting Road are five-bedroom Edwardian semis with original reception rooms 4–4.5m wide — rooms that benefit from wide-plank engineered oak in a natural finish. Board condition in these properties is generally above average for SW17: the Edwardian owner-occupier market maintained these houses more carefully than the equivalent Victorian rental terrace. We re-nail, ply and fit — preparation in Upper Tooting is more predictable than in Tooting Bec.
Furzedown — Gleneldon Road, Rectory Lane, Sunnyhill Road SW16 — is a distinct inter-war neighbourhood developed on former nursery and market garden land in the 1925–1935 period. Semi-detached houses built to a consistent standard: deal boards 100–125mm wide, joists at 400mm centres. The planned nature of the Furzedown development means subfloor quality is more consistent here than in the Victorian terrace streets of Tooting Bec. Board condition is generally good where original linoleum and carpet have been retained. Kitchen extensions, added in the 1970s–80s, create the standard concrete zone; we survey both zones and price accurately. LVT is the most popular choice in Furzedown — the consistent subfloors suit its flexibility well.
The streets around Tooting Broadway — Longmead Road, Franciscan Road, Garratt Lane SW17 — mix Victorian terraces with post-war rebuilding and properties that have had commercial use at ground level. Victorian survivors in this area have suspended timber of variable condition. Post-war rebuilds are on solid concrete. Properties near the Broadway with a history of commercial use — shops, restaurants, offices — may have concrete introduced in ground floors from that period. The mixed nature of the stock near Tooting Broadway means we cannot make assumptions about subfloor type from the street view; a thorough survey at the home visit is essential before pricing any job in this sub-area. We cover all property types without call-out charge and survey at no cost.

Yes — we cover the full SW17 postcode including Tooting Bec, Tooting Broadway, Furzedown, Graveney and all surrounding areas. No call-out charge and free home visits including evenings and weekends.
In most cases yes. Tooting Bec's Victorian terraces have deal board subfloors frequently in good condition where original carpet has protected them. We survey, re-nail any movement, add ply and fit over the top. More cost-effective than concrete and preserves the original floor.
Mixed subfloor situations — suspended timber in the original house, concrete in the extension — are very common in Tooting. We survey both zones, price the preparation for each, and manage the height difference at the threshold. All preparation is included in the fixed price.
We can usually arrange a visit within 2–5 working days across SW17. Evening and weekend appointments available at no extra charge. No call-out charge anywhere in Tooting.
Yes. Uplift and disposal is included as standard on all fitting jobs in Tooting. All part of the fixed price. Call 07836 446951 to book your free visit.
LVT glued down is the practical choice for this very common Tooting scenario. It works over a prepared, ply-boarded suspended timber subfloor in the original front room and directly over the concrete slab in the rear extension — one product throughout the knocked-through space. We survey both zones, prepare each appropriately, manage the threshold height difference and give you a fixed price covering everything at the home visit.
We come to you with samples, measure up and give you a fixed price. No obligation, no deposit.
