The boards are in notably good condition in the owner-occupied streets closest to the village centre — the consistent occupancy history has prevented the kind of board removal and patchy concrete infill that makes inner-town Victorian terraces harder to assess. Ground floors typically carry deal boards of 100–125mm width on traditional joist centres, and the sub-floor voids are generally well ventilated. Where properties have been converted to flats, ground-floor concrete is more common. We inspect joist condition and board integrity at every visit, re-fix loose boards and ply the surface before fitting any rigid product. Engineered oak in a natural or lightly oiled finish suits the character of these Victorian semis well; carpet is a popular choice on upper floors where Burnham's quieter suburban character makes acoustic performance a priority.
Langley was largely developed in the 1950s and 1960s on agricultural land east of Slough town centre, producing a large area of post-war housing — both council and private — where solid concrete ground floors are universal. Suspended timber does not exist in the standard Langley estate house. The concrete quality is generally adequate structurally, but moisture is a consistent challenge: many slabs were laid without a proper DPM or with a DPM now past its service life, and rising damp from the ground is the norm in ground-floor rooms that have not been treated. We test with a calcium carbide meter at the free home visit; where moisture readings are elevated, we apply a two-coat epoxy DPM before specifying any product. Glue-down LVT with a moisture management system is the primary recommendation for Langley ground floors — fully waterproof, dimensionally stable and available in formats that are warm underfoot without requiring the subfloor void that makes carpet problematic in damp concrete situations.
Cippenham occupies an unusual middle position in the Slough housing chronology: developed mainly between 1930 and 1955, properties here are a genuine mixture of pre-war suspended timber construction and post-war concrete, often on the same street. This makes Cippenham one of the areas where assumptions based on street date are most unreliable — a 1935 semi may have concrete on the ground floor if the original builder chose that method, and a 1950 semi may retain suspended timber if the original owner-occupier maintained it. Original linoleum is also more common in Cippenham than anywhere else in our Slough coverage area: where linoleum has been adhesive-bonded to concrete, the residue is abrasive and must be ground flat before levelling compound and any new product can go down. We survey each property individually and price each floor zone accurately at the home visit.
The Victorian terraces built along Windsor Road and Stoke Road in central Slough SL1 between approximately 1870 and 1900 follow the standard late-Victorian speculative construction: deal boards of 100–125mm on traditional suspended timber frames. Condition is variable — some properties retain boards in good structural order, while others have had concrete poured over original timber (a common 1970s “improvement” that creates height differences and traps moisture), or have had boards removed and not reinstated. At the older end of the spectrum, Colnbrook — the village on the former Bath Road in SL3 that was a coaching stop from the 17th century — contains a small number of properties with genuinely pre-Victorian subfloors: flagstone, brick-on-sand and rubble bases that require individual assessment and specialist levelling before any product can be fitted.
