Carpet over full ply across Hither Green’s quickly-built Victorian terraces, where joist spacing reaching 600mm demands a stable deck before anything goes down.
Full Lewisham guide →Waterproof LVT glued throughout Hither Green knock-throughs — one product over a ply-boarded timber front and the concrete kitchen-extension slab behind.
Full Lewisham guide →Hard-wearing laminate for SE13 hallways and living rooms, laid on the solid concrete of Lewisham town centre’s post-war and converted stock.
Full Lewisham guide →Engineered oak over the consistent, well-maintained 1930s deal boards of Grove Park — re-nailed, plied and fitted, preserving the original floor structure.
Full Lewisham guide →Hither Green — Hither Green Lane, Torridon Road, Leahurst Road, Brownhill Road SE6 — was built almost entirely in the 1880s–1900s by speculative developers constructing dozens of two-storey terraces in short campaigns. The suspended timber here reflects that speed of construction: deal boards 100–125mm wide but joist spacing that can reach 600mm or more between centres — wider than the London standard of 400mm. This wider spacing means ply preparation across the full area is always required before we fit any hard floor product; fitting LVT, laminate or engineered wood directly on to boards with joist spans this wide risks movement and creaking over time. The ply preparation is included in the fixed price given at the home visit. Board condition in well-maintained properties is generally serviceable despite the wider spacing, and through-room conversions with concrete extensions are standard in this area.
Lee — Lee Road, Eltham Road, Manor Lane, Burnt Ash Road SE12 — has Victorian and Edwardian semis of noticeably better construction quality than the Hither Green terraces. Double-fronted semis on Lee Road and Manor Lane were built for a middle-class market and reflect that investment: boards of 125–150mm width on joists at standard 400mm centres. Some larger properties on Lee Road have reception rooms 4.5m wide — requiring the same careful ply preparation and centre-line board laying that we apply in any room of this width. First-floor boards in the best-maintained Lee properties are frequently in excellent condition. We survey all floors, re-nail where needed, apply ply and fit. The Lee stock rewards the survey investment with generally predictable and above-average subfloor quality.
Grove Park — Chinbrook Road, Baring Road, Marvels Lane SE12 — is a 1930s residential suburb developed on farmland following the expansion of bus services to the area. Semi-detached houses built to a consistent standard: deal boards 100–125mm wide, joists at 400mm centres. Grove Park was developed as a private housing estate and the standard of construction reflects the owner-occupier market for which it was built — noticeably more consistent than the Hither Green rental terrace stock. Board condition in Grove Park is generally above average for 1930s SE London stock. Kitchen extensions create the standard concrete zone at the rear; we survey both zones and price accurately at the home visit.
Lewisham town centre — Lewisham High Street, Molesworth Street, Ladywell Road SE13 — underwent significant post-war redevelopment following bomb damage in WWII. Post-war housing and commercial conversion stock is on solid concrete; surviving Victorian properties away from the bomb-damaged streets retain original suspended timber. The town centre location means some properties have commercial use history — concrete introduced during retail or office occupation in the mid-20th century. We survey every property at the home visit; in the town centre area, the subfloor type cannot be assumed from the building's exterior age. Post-war solid concrete properties are suitable for LVT, laminate and engineered wood with standard preparation.

Yes — we cover the full SE13 postcode including Hither Green, Lee, Grove Park and Lewisham town centre. No call-out charge and free home visits including evenings and weekends.
Wide joist spacing is common in Hither Green's quickly-built Victorian terraces. We always install ply across the full area before fitting any hard floor product — this creates a stable, level base regardless of joist spacing and is included in the fixed price given at the home visit.
Grove Park's 1930s semis have consistently good original deal board subfloors. We assess, re-nail any movement, add ply and fit over the top. More cost-effective than concrete and preserves the original floor structure.
We can usually arrange a visit within 2–5 working days across SE13. Evening and weekend appointments available at no extra charge. No call-out charge anywhere in Lewisham.
Yes. Uplift and disposal is included as standard on all fitting jobs in Lewisham. All part of the fixed price. Call 07836 446951 to book.
LVT glued down is the practical choice for this combination. It works over a prepared, ply-boarded suspended timber subfloor and directly over the concrete extension slab — one product throughout the entire open-plan space. We prepare both zones, manage the height difference at the threshold and include everything in the fixed price given at the home visit.
We come to you with samples, measure up and give you a fixed price. No obligation, no deposit.
