Floors and Fix supplies and fits carpet, LVT, laminate and engineered wood across SE10 and Blackheath, with method and price settled at a free home visit.
"Blackheath's Georgian and Regency terraces (1780–1835) contain some of London's finest period domestic architecture — wide-board pine and oak floors whose original joists have served these homes for over two centuries, but where Thames proximity means moisture assessment is essential before any modern flooring product is specified."SE10–SE3 housing character

Carpet over the exceptional 175–200mm pine and oak boards of Blackheath’s Georgian and Regency terraces on Lee Terrace and Montpelier Row, sitting on elevated ground above the Thames flood plain.
Full Greenwich guide →Waterproof LVT glued to a DPM-treated, levelled surface for the warehouse conversions and lower Greenwich streets where Thames proximity keeps ground-floor moisture readings consistently elevated.
Full Greenwich guide →Budget-friendly wood-effect laminate for hallways and living rooms across the Victorian and Edwardian semis of Charlton — Charlton Church Lane, Canberra Road — laid on a prepared, flat base.
Full Greenwich guide →Engineered oak for the wide-board Georgian rooms near Greenwich Park, or glued direct to the screed above wet UFH in the Peninsula apartments built on former gasworks land.
Full Greenwich guide →Greenwich's SE10 and SE3 postcodes span Georgian properties near the World Heritage Site, Regency and Victorian terraces in Blackheath, Victorian and Edwardian semis in Charlton, and modern riverside development on the Peninsula. Thames proximity is the constant factor — moisture assessment is always required before any specification in ground-floor rooms. We survey every property at the free home visit and price the full job on the day.
The Georgian and early Victorian properties on Crooms Hill, Maze Hill, Hyde Vale and the streets around the World Heritage Site were built between 1720 and 1860, many Grade II listed. The subfloors here are historic: wide-board suspended timber with boards of 200mm or more in the oldest properties, original stone flags in service areas and entrance halls. Thames flood plain proximity means ground-level moisture is consistently elevated — we always measure with a calibrated hygrometer, and in properties at or below the historic flood level we specify LVT on a DPM-treated surface for ground floors rather than products that are moisture-sensitive. Listed building considerations are flagged before any work begins. Upper floors in these exceptional properties have original boards in some of the finest condition we encounter anywhere in our service area.
Blackheath — Lee Terrace, Montpelier Row, Lloyds Place, the Blackheath Park estate — sits on elevated ground above the Thames flood plain, which transforms the subfloor moisture situation: drainage is better here than in the lower Greenwich streets, and original timber floors have been better protected from moisture over the centuries. The Georgian and Regency terraces on Lee Terrace and Montpelier Row (1780–1830) have wide-board suspended timber of exceptional quality — in properties where original carpet has been the only floor covering, original boards of 175–200mm width in pine or oak are found in remarkable condition. Blackheath Park estate (1920s) has suspended timber of consistently good quality. We always survey at the home visit, but the elevated position of Blackheath makes preparation more straightforward than the lower Greenwich streets.
Charlton — Charlton Church Lane, Canberra Road, Victoria Way, Blenheim Grove SE7 — has Victorian and Edwardian semis (1875–1914) of the solid south-east London speculative build tradition. Suspended timber throughout: deal boards 100–125mm wide, joists at 400mm centres. Board condition is variable in Charlton — some properties near the Thames have moisture issues in ground-floor subfloors from historic flood events, even at distances that might seem safe from the river. We always measure before specifying in this area. Properties on higher ground away from the river and the DLR corridor have more predictable conditions. Kitchen extensions add the standard concrete zone; we survey and price both zones at the home visit.
The Greenwich Peninsula development — Peninsula Square, Drawdock Road, Middle Way SE10 — is built on former gasworks land and represents modern riverside development at scale. Concrete deck construction throughout; premium apartments have wet underfloor heating. The decontaminated industrial land means the ground conditions here are entirely different from historic Greenwich — there are no suspended timber subfloors on the Peninsula. We confirm UFH system type, operating temperature and product compatibility before specifying for any Peninsula apartment. LVT glued direct to the screed is the standard specification for these large open-plan spaces. The Peninsula continues to be developed and we regularly work in newly completed blocks as they open to residential occupation.

Yes — we cover the full SE10 and SE3 postcode area including Greenwich town, Blackheath, Charlton, Greenwich Peninsula and all surrounding areas. No call-out charge and free home visits including evenings and weekends.
Where original wide-board Georgian floors are sound and the owner wishes to preserve them, we can lay new flooring above using a floating system that leaves the original boards undisturbed. We always advise on the most historically sensitive approach and flag any listed building considerations before beginning work.
Thames proximity means ground-floor moisture readings are consistently elevated in this area. We always measure with a calibrated hygrometer before specifying. Where moisture is elevated, LVT glued to a DPM-treated, levelled surface is the most appropriate specification for ground-floor rooms.
We can usually arrange a visit within 2–5 working days across SE10–SE3. Evening and weekend appointments available at no extra charge. No call-out charge anywhere in Greenwich.

Yes. We assess moisture with a calcium carbide test at the home visit and check floor levels across the full area. A DPM is applied where moisture readings are elevated, followed by self-levelling compound to create a flat, stable surface. Glue-down LVT is then bonded directly to the levelled surface. For high-moisture readings we use an epoxy DPM rated to the moisture level present. All preparation is included in the fixed price given on the day — there are no hidden extras for DPM or levelling work.
