Boards of 120–150mm in deal and some pitch pine; joists in consistently good condition; reception rooms of 4–5m width. The Edwardian owner-occupier market on these streets maintained properties more carefully than Victorian rental terraces, and board quality reflects this. The Victorian terraces off King Street — Glenthorne Road, Beadon Road, Macfarlane Road W6 — were built in the 1870s–1890s for working and lower-middle-class families as Hammersmith expanded. Deal boards of 100–125mm on joists at 400mm centres; board condition varies with the level of modification each property has undergone. Through-room conversions and kitchen extensions are almost universal on these streets, creating the typical mixed subfloor situation: suspended timber in the original front reception room, concrete at the rear. We survey both zones and price the preparation for each as part of the fixed price given at the home visit.
The riverside developments along the Thames — Furnivall Gardens, Rivercourt Road, the developments off Lower Mall W6 — are modern concrete-frame apartment buildings with concrete screed floors and, in many cases, wet underfloor heating. This is a completely different specification from the Victorian and Edwardian stock inland: glue-down LVT over screed is the standard installation method, and we confirm UFH system type and maximum operating temperature before specifying any product. Screed flatness in new-build riverside developments is generally good but not always within the ±3mm/2m tolerance required for LVT without preparation — we check and address this at the home visit.
