Ground-floor flats in Streatham Hill conversions often had the original suspended timber removed and replaced with a concrete slab during the conversion works. We test the slab for residual moisture using a calibrated hygrometer at the free visit. If readings are within acceptable limits, LVT can be glued directly or laminate can go down on a foam underlay. If moisture is elevated — not uncommon in older conversion slabs without a DPM — we apply a surface damp-proof membrane before fitting. All of this is assessed and priced on the day, with no surprises on fitting day.
The Edwardian semis on Leigham Court Road and Streatham Common North tend to have wider deal boards — often 125–150mm — in better-than-average condition because the properties were built to a higher specification. We inspect the boards for springiness, rot and gaps at the free visit. On a firm, well-ventilated floor we re-nail any loose boards, fill significant gaps and ply over the whole surface before fitting LVT or engineered wood. If you want carpet, a good-quality underlay over re-nailed boards usually performs very well without plying. We confirm the best approach and price it all at the visit.
