Victorian & Edwardian Terrace.

The streets between Oxford Road and Caversham Road in RG1 and RG4 are dominated by late-Victorian and Edwardian bay-fronted terraces. Ground floors are suspended timber — often springy underfoot — with boards laid over joists at 400mm centres. The higher ceilings and generous proportions respond well to wider board widths and period-sympathetic floor finishes.

Laminate click joints are not designed to flex, and a deflecting suspended timber subfloor will stress them until they separate. We install structural ply before any laminate to eliminate movement across joist spans. An acoustic foam underlay is laid on top of the ply, reducing impact noise between floors — important in terrace and semi-detached properties. Ply preparation is included in the fixed price.

Post-War House.

Council-built and ex-council terraces and semis in Whitley, Southcote and Coley Park were constructed between the late 1940s and mid-1960s with solid concrete ground floors. DPC membranes from this era can degrade and moisture readings are frequently elevated. Assessment at the visit is essential before specifying any product.

Laminate is moisture-sensitive — sustained damp beneath the boards causes the HDF core to swell, joints to rise, and the floor to become uneven and noisy. On ground-floor concrete with a history of moisture problems we test at the home visit and advise honestly. In many cases we recommend LVT instead: it delivers a similar wood-look finish but with a fully waterproof core that tolerates damp ground floors. We will never fit laminate on a subfloor where the risk of moisture damage is high.

1980s–90s Estate.

Private and shared-ownership estates built in the 1980s and 90s in Woodley, Earley and Shinfield generally have solid-concrete or screeded ground floors that are moisture-neutral and flat. Upper floors are suspended timber chipboard, and the open-plan layouts common in this era benefit from continuous flooring runs.

Flat, dry screed is an ideal base for laminate flooring. No DPM is required on a moisture-neutral screed — we install a standard acoustic foam underlay and float the laminate with correct expansion gaps at all perimeter walls. The result is a stable, quiet floor with a clean finish at every threshold and doorway.

New Build (UFH).

Developments around Thames Valley Park, Green Park and the RG2 corridor — and newer apartment blocks on Reading's southern fringe — have liquid-screed ground floors with wet underfloor heating. Product selection and installation method must be confirmed against the UFH specification before fitting.

Laminate can be used over underfloor heating, but only with products and underlays specifically rated for it. We supply UFH-rated laminate boards and specify underlay with a thermal resistance of ≤0.10 m²K/W — lower than the limit for carpet or LVT, as laminate transfers heat less efficiently. Every product we install over UFH is confirmed in writing as manufacturer-approved for the application.
