Every product we install over UFH is confirmed in writing as manufacturer-approved for the application.
Blocks erected in the 1960s and 1970s — including those along Dovehouse Street, Fulham Road and parts of World's End — were built with solid concrete floors throughout. These blocks offer straightforward subfloor conditions for hard flooring, as concrete is inherently stable. Moisture testing is still routine on ground-floor flats. Screed overlays are sometimes present where previous residents have added electric UFH mats.
Solid concrete ground floors within safe moisture tolerances are well-suited to floating laminate. We install a 3-in-1 underlay combining a DPM layer, acoustic foam, and vapour barrier — protecting the boards from any residual ground moisture. A correct expansion gap is left at every wall and threshold, preventing the floor from lifting or buckling as the boards move with temperature changes.
For bedrooms and upper floors, yes. For open-plan kitchen-living areas or over underfloor heating, LVT is a more durable and compatible option. We will guide you at the survey based on your specific room, subfloor and lease conditions.
We do not recommend laminate over UFH. The heat cycling causes the boards to expand and contract in ways that laminate does not accommodate well long-term. LVT or a suitable engineered wood is the right choice for Chelsea basement conversions with UFH.
