Local housing stock

Kingston upon Thames homes — what to expect.

Kingston upon Thames has a varied housing stock close to the Surrey border — Victorian terraces in Norbiton and the streets between Kingston town centre and Cambridge Road, 1930s–50s semis in the KT2 corridor, 1970s–80s council housing in parts of KT1 and KT2, and modern riverside apartment developments including Charter Quay with underfloor heating.

61% of Kingston upon Thames's housing stock predates 1980, including a significant proportion of Victorian suspended-timber ground floors in the KT1 and KT2 inner residential streets. ONS Census 2021, housing stock age, Royal Borough of Kingston upon Thames

Kingston upon Thames's Victorian terraces in Norbiton and the inner KT2 grid have suspended timber ground floors that need 6mm structural ply before carpet — without it pile creases across joist spans over time. The 1930s and 50s semis along the Cambridge Road corridor have mixed ground floors; we test moisture at the visit and advise accordingly. The 1970s and 80s Bittoms estate housing has concrete ground floors with medium moisture readings — we test and fit a DPM where needed, included in the fixed price. Charter Quay and riverside new builds with wet UFH require a low-tog bonded-foam underlay within the heating system's thermal resistance specification.

Housing types we fit in Kingston upon Thames

Carpet Fitting across every property type.

01

Victorian Terrace.

Victorian terraces in Norbiton, the streets between Kingston High Street and Cambridge Road, and the inner KT2 residential grid have suspended timber ground floors in varying condition. These properties have generous proportions for the period and suit period-sympathetic floor finishes including wider-board engineered wood.

Norbiton's Victorian terraces and the streets between the High Street and Cambridge Road were generously built, but their suspended timber floors still flex with every footstep — enough to crease a new pile along the joist lines. We screw down a 9mm structural ply raft first and use breathable felt underlay at ground level so the void keeps venting. Both are inside the fixed price.

02

1930s–50s Semi-Detached.

Inter-war and early post-war semis along the Cambridge Road corridor and in Canbury have mixed ground floors — some suspended timber, some solid concrete — with generally medium moisture readings. The rooms are proportionate and these properties suit a wide range of floor types.

The interwar and early post-war semis of Canbury and the Cambridge Road corridor rarely have one subfloor: timber in the front room, concrete in the back is common. We check moisture and construction room by room at the free home visit, raft the timber, lay 11mm PU foam over the dry concrete, and price the whole house in a single written figure.

03

New Build (UFH).

Riverside developments including Charter Quay and newer KT1 waterfront apartments have liquid-screed floors with wet underfloor heating throughout. These require UFH-rated product selection and confirmed glue-down or approved click-lock installation method.

At Charter Quay and the newer KT1 waterfront blocks, the underfloor heating dictates the carpet spec. A low-tog underlay keeps total thermal resistance at or below 0.15 m²K/W so the screed system performs as designed, and we record the exact specification in writing on the quote.

04

1970s–80s Estate.

The Bittoms and similar 1970s and 80s residential developments in KT1 and KT2 have solid concrete ground floors with generally medium moisture readings — better-specified DPCs than the 1950s stock but still tested at every home visit before product is specified.

The Bittoms-era estates of the 1970s and 80s were specified with better DPCs than older council stock, and most slabs test dry — but we still put the hygrometer on every one at the visit. Within tolerance, carpet goes down over 11mm PU foam on gripper rods with doors trimmed to suit; a rare damp reading earns a DPM membrane at no extra cost.

Carpet Fitting questions — Kingston upon Thames

Common questions about carpet fitting in Kingston upon Thames.

Yes — all of KT1 and KT2 including Norbiton, Canbury, Surbiton, Tolworth, New Malden and Hook. Free home visit with no call-out charge.

We apply 6mm structural ply to create a flat, joist-spanning base before carpet is laid. This prevents pile crease and takes a couple of hours on a typical ground floor. It's included in the fixed price.

An 80/20 wool-blend twist pile in a neutral tone is the most sympathetic choice for Victorian rooms in Norbiton and the KT2 grid — the texture and warmth complement period features well and it handles family traffic comfortably.

Yes — we specify a low-tog underlay (≤0.15 m²K/W) within the UFH thermal resistance specification. UFH compatibility is confirmed in writing on the quote.

A three-bedroom Canbury or Cambridge Road semi typically takes one day — sub-floor preparation, gripper rods, underlay and carpet all cut and fitted on-site. Most customers are back on the floor the same evening.
