We know the area well and come to each job understanding the kind of property we're likely to find — which means the visit is efficient and the quote is accurate first time.
The oldest Cookham village cottages have two distinct subfloor conditions: suspended timber on the upper floors with original boards over a void, and — at ground level — flagstone, old quarry tile or Victorian encaustic tile. We assess both at the visit. Where flagstone is in good condition we can lay LVT direct with levelling compound; where it is uneven or cracked we advise on grinding and skimming before any overlay goes down.
The Edwardian semis of Cookham Rise follow a typical pattern for the period: a solid concrete ground floor (often pre-DPM) and suspended timber joisted upper floors. Ground floors frequently test above 75% RH relative humidity without visible damp. We test at the visit and apply a moisture-tolerant adhesive system or float-down DPM where readings require it before fitting LVT or carpet.
Cookham Dean's detached homes on the ridge have often been extended multiple times — a Victorian or Edwardian core with 1960s, 80s and more recent additions, each on different subfloor types with different heights. Threshold management is the key challenge: we survey every room and calculate the final floor finish heights to ensure all thresholds between areas are neat and properly profiled.
Cookham's Thames-side bungalows sit close to the water table and can experience elevated ground moisture even when the river is not in flood. We treat riverside properties as high-moisture environments by default: testing with a calcium carbide meter, specifying only fully waterproof flooring products (glued-down LVT rather than click), and ensuring all perimeter junctions are properly sealed before handover.
